    22 (a) 租期结束前二月乙方押金抵做租金时合结束时乙方须付清

    Two months prior to the expiration of the lease term Party B can use the security deposit
    to counteract the rentals Meanwhile Party B shall pay off water gas electricity and
    telephone fees occasioned by the actual use of Party B’s tenant at the expiration of the
    contract

    A issues the notice

    If Party B agrees to terminate the Agreement whereas Party B has paid the rent and deposit

    already paid as well as returning the prepaid rental for the unoccupied term


    613 租约签订 乙方未交纳租金押金前 甲方欲解租约 应乙方支付

    B has not pay the rent and deposit by that time the Agreement can be terminated only after

    Party A shall be responsible for all normal maintenance of leased property and equipment
    during the term of lease and Party A shall bear all maintenance charges If Party B
    suffered any loss or injury because Party A does not fulfill his obligation to repair and
    maintain the property according to the contract and cause the damage of the property Party
    A shall bear the compensation also Party B shall repair the damage instead of Party A all
    the fees shall be borne by Party A

    Party A shall provide the Property as the Tenancy Agreement If the Premises delivered by
    Party A shall fail to comply with the conditions as herein contained thereby frustrating the
    purpose of the lease or the Premises shall have defects endangering the safety of Party B
    Party B may notify Party A in writing to terminate this Contract and Party A shall pay to
    Party B two times the monthly rent as liquidated damages Meanwhile Party A shall pay
    for the loss and damage suffered by Party B caused by the Premises defects

    recording of the leasing If this Contract is amended or terminated after this Contract has
    been registered and recorded Party A (Party AParty B) shall be responsible for registering
    the amendment or termination with the original registration authorities within 15 days from
    the date of the said amendment or termination Party A shall be liable for all the legal
    disputes arising from the delay of Party A in registering this Contract or its amendment or
    termination




    69 租赁期间甲方需出售该房屋应提前二月事先通知乙方甲方须转合
    明确新权必须遵守合条款继受甲方合中权利义
    务该等转影响乙方正权益情况乙方应意甲方房产权利进
    行该等转应意受承受履行合甲方原权利责乙
    方正理认甲方该等转影响正权益情况乙方权终止合

    to transfer the property Party A shall write clearly in the transfer contract that the new
    owner of the property shall abide by this provision or Party A shall still be deemed as the
    breach of the contract and Party B shall be entitled to suspend the payment of the rental

    At any time before signing of signing and or after the signing the contract and without
    forwarding the written notice to Party B Party A consents and guarantees not to outside
    the stipulation of the contract provide and pay to any employee tenant of Party B and any
    other person that have advantages and disadvantages relationship with the employee and
    tenant (including the spouse and close relative) the rebate rental discount advantage
    benefit or other preferential in any form (including but not limited to cash material object
    furniture decoration andor service )


    612 征甲方书面意乙方租客墙钉挂画须承担引起赔偿责
    Upon getting Party A’s written consent Party B could put the nails on the wall for
    hanging painting and shall not take any responsibility for compensation occasioned
    hereby



    613 甲方负责整花园花草树木养护工作发生树木然死 亡事件甲方负
    责重新植树工作(树木种类出租方决定) 草坪出现荒芜稀疏现象出租方
    负责重新铺植草坪工作承担工作需费
    Party A shall be liable to the maintenance of the flowers grasses and trees in the whole
    garden If there occurs any natural death of the trees Party A shall be responsible for

    Strictly to comply and adhere in the use of the leased property according to all laws
    regulations and decrees of the People’s Republic of China and specifically not to permit
    the leased property to be used for any purpose that is unlawful or immoral


    房屋供乙方居住外未甲方书面意房屋作办公协议未说明
    乙方提出改变该房屋途请求甲方应合理拒绝该请求
    To use the leased property exclusively for residence of his family and not to use the leased
    property as office or for any other purpose without the prior written consent of Party A In
    case Party B submits the requirement to change the use of the Premises such requirement
    shall not be unreasonably withheld

    房屋火灾战争等抗力素造成房屋毁坏正常居住时乙方
    该日起停止支付租金直房屋该合约定居住时止甲乙方
    根意愿济实际意义等原否继续履行合等事项进行协商
    未继续履行合达成合意方书面通知终止合十天甲方应
    押金已付未住租金全部退乙方
    If the leased property are substantially destroyed or damaged by fire bad weather war or other
    causes beyond the control of Party A and not attributable directly or indirectly to the
    negligence or malice of Party B or are otherwise rendered unfit for use or occupation the rent
    shall cease to be payable from the date the leased property become unfit for use or occupation
    until the leased property shall again be rendered accessible and fit for use however that the
    Party A shall be under no obligation to repair the leased property when in Party A’s opinion it
    is not reasonably or economically or practically to do so If such an event occurs Party A shall
    give a written notice to Party B and the deposit and the rest of rent paid by Party B shall be
    returned in full within 10 days of said notice

    Any notice to be given to a party under this Agreement shall be in writing and served by (i)
    prepaid registered post and properly addressed to the person to be notified (ii) facsimile
    or email message sent to the person to be notified (iii) or any other manner that provides a
    written record of its contents Notice by registered mail shall be deemed to have been
    received by the other party seven days after delivery Notice by facsimile or email shall be
    deemed to have been received by the other party upon electronic confirmation of delivery
    Notice by any other means shall be deemed to have been received by the other party at the
    time of actual delivery to the addressee The Occupants shall be the representatives of
    Party B for the purposes of receipt of any notice in relation to the performance of this
    Agreement If one party has the amendment it shall inform the opposite party in written
    within five working days or it shall be deemed as the breach
